Mobile Marketing Company Moving Blocks Away to 56K SF on West 34th Street

Braze, which develops software for companies to send out mobile marketing messages, will move its headquarters seven blocks away from its current digs to 330 West 34th Street, according to CompStak.

The tech company signed a five-year deal with subtenant Outcome Health for 55,758 square feet on the 17th and 18th floors of Vornado Realty Trust’s 18-story building between Eighth and Ninth Avenues, CompStak data show. Asking rent was $76 per square foot.

Outcome Health, a health information startup that’s currently under investigation by the Department of Justice after investors claimed it defrauded them, first moved to 330 West 34th Street in 2017 when it subleased space from online marketing company Yodle, as Commercial Observer previously reported. A spokesperson for Outcome did not respond to a request for comment.

Daniel Lolai of LSL Advisors handled the deal for Braze while CBRE (CBRE)’s Sacha Zarba, Jeff Fischer and Joseph D’Apice represented the sublandlord. Lolai and a spokeswoman for CBRE declined to comment.

Braze, which currently has a 27,000-square-foot office at 318 West 39th Street between Eighth and Ninth Avenues, was founded in 2011 as Appboy by Mark Ghermezian. His family owns Triple Five Group, the developer of the long-delayed American Dream Mall in East Rutherford, N.J.

The tech company closed on an $80 million Series E round in October 2018 led by Meritech Capital Partners, New York Business Journal reported. Its clients include HBO, ABC News and Venmo.

The tech company will join home services marketplace operator HomeAdvisor, construction firm Structure Tone and women’s clothier New York & Company in the 688,881-square-foot 333 West 34th Street.
