Digital Marketing Company Takes 42K SF at Brookfield Place

Fluent, Inc., a digital marketing firm, will upgrade its offices to a larger space within the Financial District, brokers on the deal confirmed.

The company signed a seven-year sublease with Virtu Financial for 42,000 square feet in the Brookfield Place complex, The Real Deal first reported. Fluent will take the entire ninth floor of 300 Vesey Street, which had an asking rent of $56 per square foot.

Fluent will move from its current 25,000-square-foot offices at 33 Whitehall Street to Brookfield Property Partners 15-story building in the first half of 2019, according to a spokesman for Newmark (NMRK) Knight Frank, which handled the sublease for Fluent.

NKF’s Eric Cagner, Greg Wang and Todd Hershman brokered the deal for Fluent while Cynthia Wasserberger, Frank Doyle, Andrew Coe and Kyle Young of JLL (JLL) handled it for the sublandlord along with Sage Realty’s Michael Lenchner.

Lenchner declined to comment through a spokeswoman and a spokesman for JLL did not immediately respond to a request for comment.

Other tenants in the 522,000-square-foot building include ad agency Momentum Worldwide, health care analytics company IQVIA and financial services firm KCG Holdings.
