Tech-Enabled Real Estate Amenities Provider Opens Office in DC

Tech startup TFLiving has signed a deal for a space inside of a WeWork at 80 M Street SE in Washington, D.C.’s Navy Yard neighborhood, Commercial Observer has learned.

The two-year-old company, which is based in Pawleys Island, S.C., connects residential and commercial property owners to amenities providers who can service their tenants.

“All over the country, property owners and managers are looking to engage their residents and activate the various amenity spaces their property has to offer in order to enhance their properties and resident experience,” said company CEO Devin Wirt, in a press release. “Our platform is able to seamlessly incorporate a comprehensive suite of amenity offerings that do just that.”

TFLiving coordinates over 2,700 monthly services in more than 150 communities, office buildings and other venues across 18 states, Wirt said. Clients include Bozzuto Group, Kettler and Lincoln Property Company.

Utilizing an online platform and mobile app, property owners can select from a menu of local personal trainers, spin and yoga teachers, massage therapists, pet sitters and other service providers who can come to their developments. Tenants can also use the app to connect with service providers on their own.

WeWork signed a lease with Columbia Property Trust for the Navy Yard location in November 2016, Washington Business Journal reported. The co-working space’s start at $450 per month, according to the company’s website. The TFLiving spokesman would not disclose the length of the lease.

TFLiving hired Meg Bradshaw as senior vice president of operations, who will work alongside one other full-time employee in D.C. Bradshaw most recently served as director of operations of Ace Hardware in D.C., overseeing 12 retail locations totaling over $30 million in annual revenue, according to the release. She’s also a registered yoga instructor and certified fitness trainer.

David Meit, president and CEO of developer Oculus Realty, signed up for TFLiving in February 2018 for South Cathedral Mansions, a luxury apartment complex at 2900 Connecticut Avenue NW in the Woodley Park neighborhood.

Meit told CO that TFLiving brings in professionals for weekly wellness programming in the building’s 5,000-square-foot fitness center, pool and clubhouse. Events range from yoga, strength training and pilates classes to happy hours and pool parties with food trucks. The classes are offered free to tenants, who can also hire the professionals on their own.

TFLiving is more affordable than hiring a wellness program director, according to Meit, who said it’s possible for the developer to hire the tech company on other properties.

In total, the fast-growing TFLiving has 19 employees and plans to hire more people soon, according to the spokesman.
