Design Agency Relocating to 12K SF in Gramercy Park From Flatiron District

Branding and design agency Bulletproof has inked a 12,617-square-foot lease at Feil Organization’s 257 Park Avenue South to relocate and nearly double its offices, according to a news release from the landlord.

The company will occupy the entire eighth floor of the 20-story property between East 20th and East 21st Streets, which is also known as the Gramercy Park Building. Asking rents in the structure are in the mid-$70s per square foot, according to Feil Organization’s Robert Fisher, who completed the transaction for the landlord in-house.

Fisher declined to disclose the length of the deal. He said Bulletproof was drawn to the building by a recent lobby renovation as well as 13-foot high ceilings and “big, oversized windows.”

He added, “They are outgrowing their space.”

Bulletproof is relocating from 920 Broadway between East 20th and East 21st Streets in the fall, where it has 6,500 square feet of space, according to CoStar Group.

Michael Thomas and Aidan Campbell of Colliers (CIGI) International handled the deal for the agency. Thomas and Campbell did not immediately return a request for comment via a spokesman. Bulletproof also has offices in London and Singapore, according to its website.

Tenants at 257 Park Avenue South include nonprofit Environmental Defense Fund, investment company Gresham Investment Management and nonprofit senior social services organization Independence Care System.
