Payroll Services Platform Subleases 59K SF From Tommy Hilfiger at Starrett-Lehigh

reprintsJustworks, a software platform that automates payroll, benefits and compliance, is subleasing 59,140 square feet from PVH’s Tommy Hilfiger at the Starrett-Lehigh Building on the Far West Side, Commercial Observer has learned.
The sublease is for a portion of the fourth floor at RXR Realty’s 601 West 26th Street between 11th and 12th Avenues and extends through June 29, 2020, a source with knowledge of the Aug. 2 deal said. The asking rent was $39 per square foot.
The “premises are built, furnished and wired,” the source said.
Justworks will be relocating from 151 West 26th Street between Seventh Avenue and Avenue of the Americas on Nov. 15.
In February, Tommy Hilfiger signed a 200,000-square-foot lease to relocate to 285 Madison Avenue between East 40th and East 41st Streets, as CO reported at the time. Two months later, Tommy Hilfiger expanded its digs there by 8,871 square feet.
Colliers (CIGI) International’s Connor Sullivan and Rand Pear represented Justworks in the deal, and JLL (JLL)’s Alexander Chudnoff, Mitchell Konsker, Dan Turkewitz and Ben Bass worked on behalf of Tommy Hilfiger. A spokeswoman for Colliers said the brokers declined to comment, and the spokesman for JLL didn’t immediately respond to a request for comment.
