Flooring Company Takes 12K-SF Office in Move to Chelsea

Flooring manufacturer Mohawk Industries has inked a 11,859-square-foot deal at 125 West 25th Street, the tenant’s broker CBRE announced today.

The company, which produces carpets, tiles and other floor covering products, will occupy the entire sixth floor of the building between Avenue of the Americas and Seventh Avenue. The asking rent in the 10-year deal was not immediately clear.

Mohawk is relocating from 71 West 23rd Street between Fifth Avenue and Avenue of the Americas, where it has 13,000 square feet of space on the 18th floor, according to CoStar Group.

CBRE’s Derrick Ades and Jared London represented Mohawk Industries in the transaction. Ades and London did not respond to an inquiry seeking comment.

A JLL team of Mitchell Konsker, Matthew Astrachan, Adam Haber brokered the deal for the landlord, which is a division of Swiss pension fund AFIAA. The JLL brokers did not immediately respond to a request for comment via a spokesman.

AFIAA’s subsidiary purchased the 12-story building in December 2016 for $150 million from Normandy Real Estate Partners, Waterbridge Capital and NTT Urban Development, as CO reported at the time.

The 138,000-square-foot building is anchored by Peloton Interactive, an indoor cycling company that has about 52,600 square feet of space, as CO previously wrote last year.
