The Learning Experience Opening 11K-SF Bed-Stuy Location

The Learning Experience has signed an 11,310-square-foot deal at Bonjour Capital’s 333 Greene Avenue in the Bedford-Stuyvesant section of Brooklyn for a new early education center, Commercial Observer has learned.

The national organization, which also offers day care and afterschool services, will occupy a portion of the ground floor of the 12-story, 57-unit rental building between Classon and Franklin Avenues. The building is comprised of one-, two- and three-bedroom units, with an average monthly rent of $3,436, according to StreetEasy. The asking rent in the 15-year transaction was $36 per square foot, according to CoStar Group.

“The building’s prime location on Greene Avenue, which is a main two-way street artery at the confluence of Bed-Stuy and Clinton Hill makes this very attractive for community users, such as schools and medical offices,” James Monteleone of All Points Real Estate, who brokered the deal on behalf of Bonjour Capital, said via email. “[The Learning Experience] will undoubtedly… become a valuable asset to children and families.”

The Learning Experience was represented in-house by Nick Vanella, who did not immediately return a request for comment. The early education center has seven existing locations in the city (with at least one in each borough), according to its website.
