Health Care Company Renews 18K SF at Financial District Building

After a decade at 42 Broadway, Premier Home Health Care Services has signed an early renewal for seven years for its 18,000-square-foot offices on the entire top floor of the building.  

The company, which provides health care personnel for hospice agencies, hospitals, nursing homes and assisted living facilities, will continue to occupy the 21st floor of the property between Beaver Street and Exchange Place.

Asking rent in the deal was $42 per square foot, according to CBRE, which represented the tenant in the deal.

CBRE’s Ariel Ball, William Cuddy Jr., Michael Geoghegan, Sam Spillane and Bruce Surry handled negotiations for the tenant. The brokers declined to comment via a spokeswoman.

The Lawrence Group’s Tom Hettler, who represented the landlord, Cammeby’s International, did not immediately return a call for comment.

The building at 42 Broadway has a mix of office tenants in its 375,000-square-foot frame.

U.S. Security Associates, which provides security guards and consulting services, signed a 6,191-square-foot lease at the Lower Manhattan building last year, as Commercial Observer previously reported.

Other tenants in the building include the New York City Board of Elections, the city’s Department of Consumer Affairs and TKO Suites.
