Women’s Apparel Manufacturer Moving Into Fashion Center Building

Women’s sportswear and dress manufacturer VolumeCocomo Apparel is moving its New York showroom, but not very far away.

The Los Angeles-based company signed a new lease to relocate to a 4,926-square-foot space at 525 Seventh Avenue, also known as the Fashion Center Building, Commercial Observer has learned. It is relocating from its single New York location on the same block at 1407 Broadway.

VolumeCocomo will take part of the 16th floor in the 24-story property between West 38th and West 39th Streets. Asking rents in the building are in the low-$60s per square foot, a source familiar with the deal told CO.

Steven Marvin and Sam Friedfeld represented the landlord Olmstead Properties in-house, while Jason Birk and Michael Okun of Coldwell Banker Commercial Alliance brokered the deal on behalf of the tenant. Mr. Marvin was not immediately available for comment and Mr. Birk declined to comment.    

VolumeCocomo has locations around the world, including in China, Korea and Cambodia. The clothing manufacturer joins a host of other fashion-related tenants in the 464,000-square-foot property.

In March, women’s apparel company Nicole Miller signed a 10-year renewal for its 28,000-square-foot office in the building, as CO previously reported. And last year, clothing supplier Fashion Avenue Sweater Knits signed a 10-year, 25,000-square-foot lease to move into a showroom and office space at 525 Seventh Avenue.
