Blue Water Grill to Remain at Union Square Location

Blue Water Grill, which has been located at 31 Union Square West between East 16th and East 17th Streets for nearly two decades, is staying put.
The seafood restaurant signed a lease renewal for 11,700 square feet in the mixed-use building owned by David Ellis Real Estate, according to RKF. The building has more than 118,000 square feet of space and 86 rental units above.
Blue Water Grill will continue to occupy 4,700 square feet on the ground floor, 6,000 square feet on the lower level and 1,000 square feet on the mezzanine level of the building. The asking rent was $3 million annually, The Real Deal reported. The length of the lease was not immediately available.
The news about Blue Water Grill comes after reports that entrepreneur Danny Meyer’s Union Square Cafe, which shares space in the same building but on the East 16th Street side, will relocate to 235 Park Avenue South in the Midtown South area after about 30 years in the building.
Japanese udon noodle chain Tsurutontan will open its first American location in the space vacated by Union Square Cafe, joining Blue Water Grill, as Commercial Observer reported on Wednesday.
“Blue Water Grill’s renewal further reinforces the strength of this block and this neighborhood,” said RKF’s Marc Finkel in prepared remarks. Mr. Finkel along with colleague Beth Rosen represented David Ellis Real Estate. “We’re pleased that the restaurant decided to maintain its current location and are excited to deliver an innovative new tenant for the neighboring space.”
