50,102 SF Mixed-Use Building Planned for East Harlem

Sharon Cohen‘s East 119th Street Development LLC is planning on erecting an eight-story building on the corner of 119th Street and Third Avenue.
The eight-story, 50,102-square-foot building at 2183 Third Avenue will include 41 apartments, a retail component and a community facility on the first floor, according to plans filed with the Department of Buildings.
A full 29,253 square feet is relegated for the residences, 20,144 square feet is allotted for the commercial space and 705 square feet will be set aside for the community facility.
The three-lot property was vacant when Mr. Cohen’s company bought it, according to the listing. Ariel Property Advisors‘ Michael Tortorici, Victor Sozio and Daniel Tropp marketed the site. Mr. Cohen’s company bought it at the end of 2012 for $3.2 million plus $575,000 for air rights, according to property records.
Briarwood, N.Y.-based Gerald Caliendo of the eponymous firm is the architect of record for the project.
Mr. Cohen didn’t immediately respond to a request for comment.
