Law Firm Exiting FiDi for Flatiron District

Boutique law firm Goldstein, Rikon, Rikon & Houghton, P.C has signed a 10-year, 4,409-square-foot lease for a portion of the 9th floor at ATCO Property & Management’s 381 Park Avenue South in the Flatiron District. 

The firm expects to move from its existing 80 Pine Street location in the Financial District to its new offices this summer, coming in at or below the $55 per square foot asking rents.

“Our building at 381 Park Avenue South was an ideal location for this premier Manhattan law firm,” Kate Goodman, co-president of ATCO, said in a prepared statement, noting that the tenant sought a new custom office suite in between major Midtown transportation hubs and Downtown’s court system buildings.

The law firm, which specializes exclusively in the areas of condemnation and eminent domain law, helped establish much of the precedent for eminent domain law in New York State, according to a statement announcing the lease. The firm played a role in proceedings tied to the Times Square redevelopment, Atlantic Yards in Downtown Brooklyn and Willets Point in Queens.

Stephen B. Jacobs Group, The Besen Group, and Travel Planners are among the other tenants in the 210,000 square-foot, 17-story art deco property, with approximately 30,000 square feet currently available for lease. The building is also home to bakery and restaurant Sarabeth’s, which opened in 2012.

Peter Goldich, managing director of ATCO Brokerage Services, represented ownership, while Jonathan Anapol, president of Prime Manhattan Realty and Steven Lambert, an independent broker, represented the tenant.
