Alrose Group Markets 30 East 39th Street

1CO3800A0618After a longtime tenant vacated the property last year, landlord Alrose Group set about repositioning and marketing the 1,660-square-foot, full-floor space on the fourth floor of 30 East 39th Street. The building, a townhouse located between Park and Madison Avenues, offers a boutique residential environment with full service from the landlord, who operates an office onsite. Though very few tenants leave the building, the previous user decided to move its business to Long Island after Hurricane Sandy hit last year.

“They were forced to work at home until they could manage to get back to the city, and they realized they could work from Long Island,” said Jeff Nissani, a broker at JSN Properties who is marketing the space for the landlord. Mr. Nissani, who noted the low $48.50 asking rent and the landlord’s waiver on real estate taxes, spoke with The Commercial Observer about the layout of the space and the property’s unique features.
