Swig Equities closed an active third quarter by inking a 4,460-square-foot transaction at 110 William Street for Don Congdon Associates, a literary agent, it was announced Monday afternoon.
Previously located at 156 Fifth Avenue, the agency looked across the city, according to tenant broker Michael Duncan, of boutique advisory and investment firm Abraham + Martin, who worked with associate John Belinsky on the deal. The tenant ended up leaving the Flatiron District for greener pastures. Both price point and commodious floor plans helped lure them to the 32-story Financial District tower. They will relocate in December.
Don Congdon seeks literary talent in both the fiction and non-fiction genres, including mysteries, young adult fiction and self-help titles.
Asking rent at the building was $33 per square foot, said a source familiar with particulars of the 10-year lease.
Swig was represented in-house by director of commercial leasing Jonathan Dean.
