No longer heir apparent, Alex Witkoff is firmly in command.

His father, Steve Witkoff, is focused on his role with the Trump administration that has quickly evolved into one of the most high-profile diplomatic positions on the planet. So Alex is steering the real estate firm’s increasingly South Florida-centric platform — and 2025 was a year that underscored just how entrenched the Witkoff Group has become in the region.

The company’s crown jewel remains the redevelopment of the Shore Club in Miami Beach, where Witkoff secured $430 million in construction financing in a historically tight lending environment. The project will restore the historic 75-key hotel and add a 49-unit Robert A.M. Stern-designed condo tower where a penthouse recently went under contract for $120 million, setting a Miami-Dade County condo sales record.

Further north, Shell Bay in Hallandale Beach defines the current era of golf and ultra-luxury in South Florida. The 150-acre club features an 18-hole Greg Norman course, a marina, racquet facilities and Auberge-managed hospitality. And, in late 2024, Witkoff and PPG secured $273 million to build a 20-story, 108-unit condo and 60-key hotel tower at Shell Bay, with roughly half the units sold at an average of $2,000 per square foot.

Witkoff is also growing in Palm Beach County. In West Palm Beach, the firm and Access Real Estate refinanced the 200-acre Belgrove Resort & Spa and Dutchman’s Pipe Golf Club with a $100 million loan from Apollo, while launching sales for a 22-unit condo addition.

Witkoff Group and a partner are also planning a three-tower, 3 million-square-foot residential project near MiamiCentral and Miami Worldcenter that will deliver 2,350 rental units across 4.7 acres.

The company, too, is leaning into experiential retail with a 14,952-square-foot building near Lincoln Road that’s slated to become a high-end supper club.

In a market bifurcated between aging inventory and ultra-luxury new development, Witkoff has chosen a lane — and is building it at scale.
