“90210 is about as celebrated a postcode as you could possibly have.”

Damn straight. Even before Aaron Spelling tapped Jason Priestley and Shannen Doherty to parade Beverly Hills before American audiences in all its soap opera glory, it was the ZIP associated with Rodeo Drive and the Beverly Hills Hotel and Spago and Louis Vuitton, and anything else luxurious and expensive.

So, for Jonathan Goldstein — author of the quote above and co-founder of investment firm Cain International — it makes sense that it would be an attractive locale to launch one of the most ambitious projects in his company’s $17 billion-plus portfolio.

“It’s the center of glamor,” he explained, “and it’s the center for those who wish to set trends and revolutions in modern media and social media and fashion and music and sport in the world.”

Cain’s project — done along with OKO Group and Beny Alagem — is One Beverly Hills, a sprawling $5.2 billion retail, hospitality and residential complex consisting of two residential towers (which will be the tallest in Beverly Hills), 160,000 square feet of retail (some yet-to-be-disclosed leases have already been signed), a renovation of the Beverly Hilton Hotel, and a new Aman Beverly Hills, which will be a mix of hotel and luxury condos — along with 10 acres of parks. (Just this February, Cain secured $300 million from Vici Properties for the project and last year sealed a whopping $2 billion in construction financing from J.P. Morgan.)

Goldstein is confident the majority of One Beverly will be finished before the Olympics hit L.A. in 2028. There have already been inquiries about buying out the yet-to-be-finished hotel for the Games, but Goldstein says it’s too early to entertain such offers.

“I think most people don’t really understand, still, that we are transforming [the city],” Goldstein said. “In creating the public spaces, the retail center, revitalizing the classic Beverly Hilton — in the way that we’re doing — is going to reshape the center of Beverly Hills.”
