Since launching in 2018, Oak Row Equities has blossomed into a big player in South Florida commercial real estate. The company says its Miami-area portfolio is valued at $2 billion and spans more than 4 million square feet.

The company’s splashiest deal so far is its pending acquisition of the waterfront site at 1001 and 1111 Brickell Bay Drive. Oak Row Equities plans to close on the deal later this year, and the $520 million purchase price would amount to the largest land transaction in Miami’s history.

“$520 million is a big gross number,” Erik Rutter said. “But, when you parse the data, it’s actually a very good deal on several metrics. Including per acre, per unit, and per buildable square foot.”

The site includes 485 feet of Biscayne Bay frontage, and it’s zoned for more than 3 million square feet of development, allowing for towers that could reach 1,049 feet.

Oak Row has other projects on its plate, too. There’s 2600 Biscayne, an office and multifamily tower in Miami. That project landed a $181 million construction loan from Bank OZK in March 2024. Signed tenants include Coastal Construction, Ferraro Law and the Equinox fitness club.

The company also is nearing completion of Wynwood Plaza, a mixed-use campus in Miami’s Wynwood Arts District. For that project, Oak Row partnered with L&L Holding Company, Shorenstein Investment Advisers and co-investor Claure Group. And they landed the tenant that any landlord would kill for: Amazon will take nearly 60,000 square feet of office space at the project, which David Weitz called the largest office lease ever recorded in the Wynwood submarket.

“It’s evolved into a much more sophisticated and mature office market than most people give it credit for,” Weitz said.

Meanwhile, Oak Row recently won approval for First & Fifth, a 520-unit apartment project located near MiamiCentral Station, the flagship hub for the Brightline private rail service.
