DKMS, an international nonprofit fighting blood cancer and blood disorders, has signed a new office lease within Manhattan’s Financial District.

The organization took 15,000 square feet across the 14th floor of 115 Broadway. The 22-story building makes up half of the Gothic-style Trinity Centre owned by Capital Properties and Madison International Realty.

It is unclear whether the deal will relocate or expand DKMS from its currently listed offices at 40 Fulton Street, several blocks east in the Financial District’s Seaport area. A spokesperson for DKMS did not immediately respond to a request for comment.

CBRE’s Laurence Briody represented DKMS in the transaction, while a Colliers team of Aidan Campbell, Michael Joseph and JP Howard negotiated on the behalf of the landlords.

Meanwhile, at Trinity Centre’s neighboring 111 Broadway, MaryAnne Gilmartin’s MAG Partners secured a seventh-floor lease spanning 4,066 square feet. The September deal marked a relocation for Gilmartin’s firm from Global Holdings’ 1250 Broadway, according to a spokesperson.

MAG Partners was represented by the Kaufman Organization’s Michael Kaufman.

Lease terms and asking rents for either office deal were not disclosed, but Class B office rents in the Financial District averaged $51.91 per square foot in the third quarter of 2026, according to Colliers.

The two fall arrivals at Trinity Centre are part of more than 100,000 square feet of leasing activity across 16 transactions recorded at the complex so far this year, according to a Colliers spokesperson. Work on the complex’s tenant amenity center was completed in August, and a collection of prebuilt office suites are on their way.

Other fresh faces include advertiser LG Ad Solutions and Cook Law Firm at 115 Broadway, as well as consultancy company Perficient at 111 Broadway.

Spokespeople for CBRE and the Kaufman Organization did not respond to requests for comment.
