Industrial Color, a creative production company and network of production studios, has renewed and expanded its lease at Rudin’s Tribeca office property at 32 Avenue of the Americas, Commercial Observer has learned.
The company, which has been a tenant at the Tribeca property for over 20 years, signed a 15-year renewal on the 46,638-square-foot space it currently occupies on the building’s entire 22nd floor and part of the 20th floor. The deal included a 12,125-square-foot expansion across part of the 20th floor, which brings Industrial Color’s total office footprint in the building to 58,763 square feet.
“There is no stronger endorsement than a tenant of two decades opting to deepen its commitment,” Robert Steinman, senior vice president of office leasing at Rudin, said in a statement. “Renewals like this one speak to the unparalleled value of ownership they can trust for the long term. We’re proud to continue supporting Industrial Color’s growth at 32 Avenue of the Americas for many years to come.”
Steinman represented Rudin in-house alongside Craig Panzirer, senior vice president and head of office leasing at the firm. Rudin declined to provide the asking rent for this deal. The average asking rent for office space in Lower Manhattan was $64.88 per square foot during the third quarter of 2026, according to Colliers data.
Paul Ippolitto and Kyle Wainwright from Newmark represented Industrial Color. Ippolitto and Wainwright did not immediately respond to CO’s requests for comment.
Rudin acquired 32 Avenue of the Americas from AT&T in 1999. The property one block south of Canal Street is also home to telecommunications giant Verizon, network and infrastructure services provider Lumen Technologies and flexible workspace provider Industrious.
