GFP Real Estate has two new tenants in one of its staple Garment District office buildings.

The largest of the two deals at 318 West 39th Street was for e-commerce management agency Sellery, which specializes in TikTok Shop management and signed a 13,500-square-foot lease for the building’s entire 10th floor, according to the landlord.

Asking rent and the length of the lease were not disclosed, but the average office asking rent for Midtown was $85.53 per square foot in the third quarter of 2026, according to a report from CBRE.

“The space was a great fit for Sellery,” GFP’s Matthew Mandell, who represented the landlord in-house in both deals, said in a statement. “They were able to take advantage of the existing showroom layout and convert those areas into studios for their live-streaming operations. The space worked well for what they needed, while the timing of the availability made it an especially attractive opportunity.”

Ben Levy of Adams & Company negotiated on behalf of Sellery, but did not immediately respond to a request for comment.

Meanwhile, commercial printing and graphics firm Fine Art Velox signed a seven-year, 7,500-square-foot lease on the fourth floor of the building, according to GFP. Joe Friedman of LSL Advisors represented them in the deal.

Friedman did not immediately respond to a request for comment.

Other tenants in the 13-story building about five blocks north of Pennsylvania Station include commercial cleaning company First Quality Maintenance, which expanded to 32,936 square feet in April 2025, and SKIP of New York, a nonprofit serving children with disabilities and medical problems, which relocated its offices to 27,000 square feet in the property in November 2022.
