InterVest Capital Partners has sealed an $85 million loan to refinance an mixed-use office and retail property leased largely to Microsoft in Manhattan’s SoHo neighborhood, Commercial Observer has learned.
Hudson Bay Capital provided the loan for the seven-story building at 300 Lafayette Street. Microsoft occupies the entire 63,000-square-foot office component of the 2019-–built property on floors two through seven.
Newmark negotiated the debt with a team consisting of Jordan Roeschlaub, Nick Scribani, John Caraviello and Ryan Bub.
“300 Lafayette Street is as good as boutique product gets in Lower Manhattan,” Scribani said in a statement. “Lender interest was deep and competitive.”
The property has 19,028 square feet of retail space on the ground floor and lower level leased to Neko Health, New Era and Goldwin. The COOKFOX-designed building inked a long-term lease with Microsoft for the office portion in March 2019, just before construction was completed, CO first reported at the time.
“Buildings like this are nearly impossible to replicate at today’s replacement costs,.” Rob Rothschild, managing director and head of real estate at InterVest Capital Partners, said in a statement. “This financing reflects the strength of the property and its tenancy.”
Hudson Bay Capital declined to comment.
