Fashion firm Zara is more than doubling its footprint at a Southern California shopping center.

The clothing retailer is expanding from 22,000 square feet to a 45,000-square-foot flagship opening next year at Macerich’s 1.3 million-square-foot Los Cerritos Center in southeast Los Angeles County. Zara’s existing store will remain open during construction.

The property is at 239 Los Cerritos Center near the border between L.A. and Orange counties. The biggest tenants are Apple, Nordstrom, MAC, lululemon and Harkins Theatres.

The Zara expansion adds to a wave of new leasing at the shopping center, including Coach, Aritzia, Alo Yoga, gorjana, Samsung and Athleta. Fashion brand Cider is set to open during the holiday season in what Macerich said will be the company’s only Los Angeles-area brick-and-mortar location outside Caruso’s The Grove. DICK’S Sporting Goods is also planning a location for 2028.

Macerich owns 39 million square feet of real estate across 37 retail centers, with much of its portfolio concentrated in California, the Pacific Northwest, Phoenix and the New York-to-Washington corridor. The real estate investment trust reported a 94 percent occupancy rate after the second quarter this year.
