Sephora’s Meatpacking District Store Relocates to 401 West 14th Street

Beauty retailer Sephora is taking a walk up the block to 401 West 14th Street.

The makeup giant has signed a 4,200-square-foot deal with landlords Taconic Partners and Nuveen Real Estate to relocate its Meatpacking District store one block north from 21-27 Ninth Avenue, according to the landlords.

Cushman & Wakefield’s Jason Greenstone represented the landlords, while Virginia Pittarelli of Retail by MONA negotiated the deal on behalf of Sephora. The new storefront is expected to open in the first quarter of 2027.

The lease term and asking rent for the ground-floor space were not disclosed, but gross asking rates for Meatpacking District retail averaged $321 per square foot in the second quarter of this year, according to C&W data.

The four-story building on the corner of Ninth Avenue is largely leased by a flagship, three-story Apple store. The building sits along an active retail corridor, just two blocks away from Chelsea Market and Google’s East Coast headquarters at 111 Eighth Avenue.

Taconic acquired 401 West 14th Street for $34.6 million in 2005, and proceeded to reposition the retail and office building with a renovated façade, new windows and updated HVAC systems.

The Meatpacking retail submarket recorded Manhattan’s second-strongest rent growth last quarter behind Third Avenue. While availability has declined, its 17.3 percent rate remains the second-highest in the city after Herald Square.

A spokesperson for Retail by MONA declined to comment on the deal, while spokespeople for Sephora and C&W did not respond to requests for comment.
