Madison Realty Capital Lends $77M for Whole Foods-Anchored Texas Development

Trademark Property Company and Harrison Street Asset Management secured construction loan for mixed-use project in the Dallas-Fort Worth region

A joint venture between Trademark Property Company and Harrison Street Asset Management has sealed $77 million of construction financing to build a mixed-use development in the Dallas-Fort Worth region anchored by Whole Foods, Commercial Observer has learned.

Madison Realty Capital originated the loan for the sponsorship’s Shivers Farm project in Southlake, Texas, featuring 37 single-family residential lots along with 161,000 square feet of retail and office space. The development will include a 35,500-square-foot Whole Foods that marks the grocer’s first location in Southlake.

Located at 1900 North White Chapel Boulevard on a 40.2-acre site 26 miles northwest of Downtown Dallas, the commercial component of Shivers Farm will comprise roughly 128,000 square feet of retail and a 33,000 square feet of office space across nine buildings. It will mark the only grocery-anchored retail property north of SH 114 within a three-mile radius, according to Madison Realty Capital.

“Dallas-Fort Worth remains one of the most fundamentally sound and diverse markets in the country,” Samir Tejpaul, managing director and head of investments at Madison Realty Capital, said in a statement. “Southlake is a particularly sought-after suburb in the metro, and Shivers Farm will deliver Southlake’s first Whole Foods while expanding its retail, office and residential offerings.”

Trademark Property Company and Harrison Street Asset Management announced a joint venture investment in the  Shivers Farm project last week with construction slated to commence later this month. Retail leases totaling 40,199 square feet have been signed with active active negotiations underway for 65,000 square feet of additional retailers and restaurants, according to Trademark.

“We are seeing a resurgence of retail development across the country, with three of our own projects breaking ground this summer,” Terry Montesi, CEO and founder of Trademark, said in a statement. “Shivers Farm stands out as one of Southlake’s most significant commercial developments in recent history.”
