CP Group has sold off yet another office complex in Boca Raton, Fla.
The office investor, alongside Chicago-based Harrison Street Asset Management, sold One Boca Place for $78.9 million, property records show.
Golden East Investors purchased the 286,890-square-foot asset at 2255 Glades Road, located just west of Interstate 95, near the Town Center at Boca Raton indoor mall. The two-building office property was constructed in 1986 on a 7.6-acre parcel.
City National Bank of Florida provided an $82.1 million loan to the New York-based buyer. The sale produced little appreciation for the sellers, who bought the complex for $76.4 million in 2014.
The transaction marks the third office property since the summer that CP Group has sold in Boca Raton, where it is headquartered.
In September, the firm sold the Two Town Center property for $62 million to Joe Sitt’s Thor Equities. This summer, it also offloaded the 124-acre, 1.7-million-square-foot BRiC campus for an undisclosed amount to Stephen Ross’s Related Ross.
Representatives for CP Group and Golden East Investors did not immediately respond to requests for comment.
