Membership Platform Patreon Renews 45K-SF Sublease at 75 Varick Street

Patreon is staying put at its offices in Manhattan’s Hudson Square.

The membership and monetization platform, which allows creators to build communities and share exclusive content, has signed a sublease renewal for 44,661 square feet at Hudson Square Properties75 Varick Street, according to a monthly office report from CBRE. The renewal was confirmed by Patreon.

It’s unclear when the San Francisco-based company moved into the 18-story office building, also known as One Hudson Square, or who the sublandlord is.

75 Varick is a flagship property within the Hudson Square Properties portfolio, which is owned through a joint venture involving Trinity Church Wall Street and Norges Bank Investment Management

Hines was also a minority investor and operating partner in the JV, but Commercial Observer reported in July that it would no longer hold its stake in the 13-property portfolio, and that Brookfield might replace Hines by securing a 10 percent stake in the portfolio.

The length of Patreon’s renewal and the asking rent were unclear, but a report from Newmark found office rents in Hudson Square averaged $91.02 per square foot during the second quarter of 2026.

The brokers involved in the deal were also unclear. Spokespeople for Hudson Square Properties and CBRE did not immediately respond to requests for comment.

Patreon shares its 75 Varick building with several other tenants, including artificial intelligence productivity software developer Notion and creative production firm RadicalMedia, which both renewed leases there in January.

In fact, renewal deals appear to be popular at 75 Varick, as media company Horizon Media signed a deal there in March 2025 to keep its 360,000 square feet for another 17 years.

And it’s not just 75 Varick — the entire Hudson Square neighborhood has been reaping the benefits of the city’s AI boom and increased leasing demand. Between 2024 and 2025, leasing volume in the area more than doubled year-over-year, and average office asking rents there increased more than 17 percent over the last three years, according to JLL data.
