Household Goods Seller Diamond Home Signs 7K-SF Lease at 20 West 36th Street

A household goods importer and distributor has signed a new office lease in Midtown South, Commercial Observer has learned.

Diamond Home signed a 7,272-square-foot deal for the entire fifth floor of the Rosen family’s 20 West 36th Street with a term of ​​seven years and seven months in a relocation from 28 West 36th Street, according to the brokers.

Asking rent for the building between Fifth Avenue and Avenue of the Americas was $46 per square foot, according to the landlord.

Joel Kubie and Michael Beyda of Benchmark Properties negotiated on behalf of the tenant, while Max Koeppel of Koeppel Rosen, the leasing and management agent for the Rosen family portfolio, represented the landlord in-house.

“This was the second deal in a short period of time that Koeppel Rosen and I have done,” Kubie said in a statement.

Kubie and Beyda recently represented Expanscience, which took about 11,500 square feet at 39 West 19th Street.

“Both Diamond Home and Expanscience are currently mid-renovation for their space with move-in dates in the next few months,” Kubie added.

Other tenants in the 12-story property at 20 West 36th Street include security services firm Unity Building Security, which signed a lease for 3,439 square feet in November 2025, and educational development organization Publicolor, which renewed its 6,850 square feet in June 2025.
