Science Law Firm Groombridge Takes 43K SF at 1185 Avenue of the Americas

Science and technology litigation firm Groombridge, Wu, Baughman & Stone is relocating within Midtown.
The legal outfit signed a 10-year, 42,866-square-foot lease at SL Green Realty’s 1185 Avenue of the Americas, where it will occupy part of the 36th floor and the entire 37th floor, SL Green announced Tuesday. The move represents a relocation from 565 Fifth Avenue, about one block away. The New York Post first reported the news.
Asking rent in the building between West 46th and West 47th streets was not disclosed, but the average office asking rent for Midtown in the fourth quarter of 2025 was $84.24 per square foot, according to a report from CBRE.
JLL’s Lisa Kiell and Andrew Coe negotiated on behalf of Groombridge, Wu, Baughman & Stone, while Newmark’s Brian Waterman, Jonathan Fanuzzi, Brent Ozarowski, David Waterman and Kevin Sullivan represented SL Green in the transaction.
Brian Waterman and a spokesperson for JLL did not immediately respond to requests for comment.
The law firm’s lease is also one of several new leases at 1185 Avenue of the Americas that have brought the 42-story office tower to 91 percent leased, according to SL Green.
Finance broker MTS Health Partners, which currently lists its address at 623 Fifth Avenue, signed a 10-year, 29,166-square-foot lease on the building’s entire 34th floor. It’s unclear whether MTS will relocate as part of the deal. CBRE‘s Stephen Siegel and Sinclair Li represented the tenant.
Meanwhile, accounting firm UHY inked a 10-year, 27,508-square-foot deal for the entire ninth floor. The firm currently lists its offices on the 38th floor of the office tower. CBRE’s Silvio Petriello and Tamika Kramer brokered the deal for the tenant.
Financial consulting company CFGI also signed a five-year, 8,661-square-foot lease for part of the property’s 12th floor. The firm’s current offices are at 340 Madison Avenue, and it’s unclear whether it will relocate. CBRE’s Joe D’Apice represented CFGI.
The Newmark team represented the landlord in each deal.
Other tenants at 1185 Avenue of the Americas include law firm Sichenzia Ross Ference Carmel, which signed a 13-year lease for 18,128 square feet in April 2025, and another law firm Lankler Siffert & Wohl, which renewed its 16,664-square-foot office for an additional five years around the same time.
