Four Tenants Sign Total of 41K SF of Renewals in Rudin’s 355 Lexington

reprintsA quartet of existing tenants in Rudin Management Company’s 355 Lexington Avenue have inked renewals totaling 41,300 square feet, Commercial Observer can first report.
In the largest deal, investment consulting firm Wealth Advisory Group has signed a 10-year, 15,882-square-foot renewal for the entire ninth floor of the 22-story Midtown East property between East 40th and East 41st Streets, according to the landlord. The asking rent in the 1959 building is $55 per square foot.
David Berkey of L&L Holding Company represented Wealth Advisory Group in the transaction, while Robert Steinman, a vice president at Rudin Management, represented the building in-house on all four leases. Berkey did not immediately respond for a request for comment via a spokeswoman.
In another transaction, accounting firm Rogoff & Company, signed a renewal for 8,300 square feet on a portion of the sixth floor for an additional 10 years. Howard Poretsky of Savills Studley, who represented Rogoff & Company, did not immediately respond to an inquiry seeking comment through a spokeswoman.
Meanwhile, Time Square Construction will be in its full-floor, 8,122-square-foot suite on the entire 17th floor for five more years after signing its renewal. The company did not have a broker in the deal. And Citymeals-on-Wheels, which provides meals for senior citizens in the city, re-upped its 8,996-square-foot office for an additional 10 years. Jeffrey Frenkel of CBRE represented Citymeals-on-Wheels in the deal. A CBRE spokeswoman didn’t reply with a comment right away.
“These renewals are an indicator of the strength of 355 Lexington Avenue and our reputation as long-term owners responding to our existing tenant’s needs,” William Rudin, co-vice chairman and chief executive officer of Rudin Management, said in a prepared statement.
Other tenants at the 250,000-square-foot tower include brokerage Eastern Consolidated, law firm Gordon & Silber, marketing company TNS Custom Research and Harry Walker Agency, which represents motivational speakers.
