A joint venture between Lonicera Partners and Rabina has secured $226 million to refinance 55 Willoughby, a 43-story multifamily complex in Downtown Brooklyn, Commercial Observer can first report.
Affinius Capital provided the bridge debt, which will finance the 295-unit property through lease-up and stabilization early next year. Construction began in June 2023. No broker was listed on the transaction.
Perry Katz, executive director at Affinius Capital, described 55 Willoughby — also known as House 55 — in a statement as “a high-quality asset in a supply-constrained submarket, backed by sponsors with a proven record.”
Brooke Cianfichi, head of capital markets at Lonicera Partners, characterized the current market as “volatile” in a statement and added that the asset has seen an “exceptionally strong lease-up to date.”
“House 55 has proven to be perfectly positioned to cater to the Downtown Brooklyn community,” she added.
Located at 55 Willoughby Street, near the intersection of Willoughby and Jay streets, 55 Willoughby features 10 studios, 256 one-bedrooms and 29 two-bedrooms, as well as 3,200 square feet of ground-floor retail space.
