Industrial outdoor storage (IOS) firm Outpost has bought two new properties in northern New Jersey, Commercial Observer has learned.
The two parcels, purchased for $68.5 million in Kearny and Newark, will serve nearby maritime ports, as well as Newark Liberty International Airport, and add almost 15 acres to Outpost’s national IOS portfolio, according to the firm.
The Kearny facility at 76 Central Avenue has two small office buildings and can accommodate 234 shipping containers, 66 trailers, 28 tractors and 54 cars, while the IOS site at 2120 McCarter Highway in Newark spans 6.9 acres and can hold 163 55-foot trailers, Outpost said.
Outpost secured $52.2 million in acquisition financing from Forbright Bank. The financing was arranged by JLL Capital Markets, which also arranged the sale of the properties.
JLL and Forbright did not immediately respond to requests for comment.
“Outpost is building the infrastructure that powers the first and final mile of freight,” Greg Pearson, chief investment officer at Outpost, said in a statement. “The Kearny and Newark properties are irreplaceable logistics assets in one of the nation’s most supply-constrained infill markets. Pairing a stabilized, fully leased asset with an immediate value-add opportunity demonstrates both sides of our investment platform as we continue deploying capital nationwide.”
Outpost has been deploying a $1 billion fund to target investments in cities near major container ports with dense populations, little undeveloped land, and tight policies around new development.
“Sites like Kearny and Newark are increasingly scarce, while demand for large, functional, properly zoned logistics facilities continues to grow,” Chenying Zhao, managing director at Outpost, said in a statement. “That’s why we’re aggressively deploying capital to acquire low-coverage yards, truck terminals, transload facilities, and cross-docks across the region.”
Outpost did not immediately disclose who the sellers of the properties are.
