AI Platform Synthesia Moves HQ to 50K SF at GFP’s 675 Avenue of the Americas

Artificial intelligence companies are continuing to scoop up Midtown’s premiere office space. 

AI video platform Synthesia, which provides an enterprise-focused communications platform backed by “Shark Tank” entrepreneur Mark Cuban, inked a 50,000-square-foot lease at GFP Real Estate’s 675 Avenue of the Americas for its new U.S. headquarters, according to tenant broker Lee & Associates.

The company will relocate to the Flatiron District building between West 21st and West 22nd streets from the Moinian Group’s 245 Fifth Avenue in NoMad, where it signed a lease for 13,600 square feet in August 2025. 

It is unclear when the move will take place, but the relocation will nearly quadruple Synthesia’s office space in New York City and allow it to expand its headcount, according to Lee & Associates. 

“Synthesia’s new offices will be designed to enhance both the employee and customer experience, with meeting and collaboration areas, flexible event space, and a studio where customers can create custom avatars, conduct proof-of-concept work and collaborate on video programs,” GFP said in a statement.

The length of the lease and the asking rent were not disclosed. The average asking rent for office space in Midtown South was $79.57 per square foot during the third quarter of 2026, according to Colliers research. 

Dennis Someck and Justin Myers from Lee & Associates represented Synthesia in the deal. Jeffrey Gural and Alphie Toro from GFP, as well as Anthony Sciacca and Scott Gutnick from Newmark, represented the landlord. The brokers did not immediately respond to Commercial Observer’s requests for comment. 

675 Avenue of the Americas is a six-story office building built in 1901 a block west of the landmark Flatiron Building. Other tenants in the building include billing platform Candid Health and commercial real estate data sourcing platform Compstak. Retail tenants include craft store Michaels and grocery store Trader Joe’s, which renewed its 29,700-square-foot lease in April 2025.
