Two investment firms have leased new offices at the same Midtown building.

In the largest deal, Silvercrest Asset Management, an independent wealth management firm, signed a 15-year, 41,000-square-foot lease on the entire 12th floor of Fisher Brothers’ 1345 Avenue of the Americas, while i80 Group signed a 10-year lease for roughly 17,000 square feet on the 18th floor, according to the landlord.

Fisher Brothers did not disclose the asking rent for the 49-story office tower, but the average office asking rent for Midtown in the second quarter of 2026 was $86.18 per square foot, according to a report from CBRE.

“We’ve seen strong leasing activity across our New York office portfolio, underscoring the strength of the city’s office market,” Ken Fisher, a partner at Fisher Brothers, said in a statement. “At 1345 Avenue of the Americas, that momentum reinforces the building’s position at the top of the market and demonstrates what disciplined, long-term ownership can accomplish.”

Clark Briffel and Jason Vengilio handled negotiations on behalf of Fisher Brothers in-house alongside a CBRE team of Howard Fiddle, Peter Turchin, Gregg Rothkin, Ben Joseph, Bill Iacovelli and Charles Laginestra.

CBRE also represented the tenants, with Silvio Petriello representing Silvercrest and Hugh McDonald representing i80 Group.

CBRE did not immediately respond to a request for comment.

Silvercrest and i80 Group both seem to be relocating a block north from 1330 Avenue of the Americas and will complete the move in mid-2027, according to Fisher Brothers.

Other tenants at 1345 Avenue of the Americas include law firm Paul, Weiss, Rifkind, Wharton & Garrison, which expanded to its current 849,672 square feet in July 2025, while another law firm, Ellenoff Grossman & Schole, grew to 59,600 square feet in January 2025.
