A major streaming platform has renewed its office space just south of Manhattan’s Union Square, Commercial Observer has learned.
Netflix Studios extended its lease spanning 9,943 square feet at Taconic Partners’ 817 Broadway, according to a source with knowledge of the deal. It’s unclear when the tenant moved in or how long the extension is for.
Asking rent for the space was $115 per square foot.
CBRE’s Charles Laginestra and Rocco Laginestra negotiated on behalf of the landlord, while Newmark‘s David Falk, Jason Greenstein, Daniel Levine and Jordyn Comras represented Netflix in the deal.
CBRE did not immediately respond to a request for comment, while Newmark declined to comment.
Other tenants in the building constructed in 1895 include Paris-based crypto company Ledger, which signed a 3,437-square-foot lease in March, and development platform Unity Technologies, which took 10,000 square feet in August 2025.
Around this time last year, GreenBarn Investment Group and Sabal Investment Holdings led a $128.5 million recapitalization of the 14-story, Class A office property on Broadway, which at the time was fully leased before SDC Capital Partners relocated from the building in July.
