Law Firm Proskauer Rose Expands to 478K SF at SJP’s 11 Times Square

Global law firm Proskauer Rose has added roughly 60,000 square feet to its more than 14-story footprint at 11 Times Square.
The longtime anchor tenant’s expansion spans floors 31 and 32 of SJP Properties’ 1.1 million square-foot office tower, located at the corner of Eighth Avenue and West 42nd Street one block west of Times Square. The deal brings Proskauer’s total occupancy at 11 Times Square to roughly 478,000 square feet, according to the tenant. The New York Post first reported the deal.
Hal Plott, Proskauer’s chief real estate and facilities officer, told Commercial Observer that the coterminous lease renewal and expansion added 15 years to the firm’s current lease, which ended in 2031 and spans 14 and a half stories through the tower’s 30th floor. The deal also secured optionality for significant future expansions.
“Given our recent growth, the need for these expansion floors –– and future expansion space beyond those –– was something that was very necessary for us,” Plott told CO.
Cushman & Wakefield’s Mark Weiss, Jon Herman and Mike Middleton represented Proskauer, while CBRE’s Paul Amrich negotiated on behalf of SJP.
Rent terms were not disclosed, but asking rents in Midtown averaged $95.01 per square foot for direct, Class A office leases in August, according to C&W data.
Proskauer relocated to 11 Times Square upon the building’s completion in 2011, taking more than 400,000 square feet at the time. The firm’s newest expansion will be completed in early 2027, according to Plott, when construction is due to wrap up on the 32nd floor.
Proskauer’s deal brings 11 Times Square, also known as 640 Eighth Avenue, to a reported occupancy of 93 percent. Other office tenants in the 35-story tower include tech giant Microsoft, global consulting firm Synechron and law firm Rabin Pfeffer and Partners.
A spokesperson for C&W declined to comment on the deal. A spokesperson for CBRE did not respond to a request for comment.
