Sports-Focused Investment Firm Patricof Takes 8K SF at Marx’s 545 Madison Avenue

Private investment platform Patricof, which focuses on connecting professional athletes with investment opportunities, has inked a 7,500-square-foot lease at Marx Realty’s Midtown office property at 545 Madison Avenue, the landlord announced Tuesday.
The 10-year lease covers the entire 16th floor of the 17-story office building between East 54th and East 55th streets. The asking rent was not disclosed, but previous reporting by Commercial Observer noted an asking rent of $145 per square foot for the building.
Patricof is currently based at 34 East 51st Street, according to its website, and will relocate to Madison Avenue at the end of the first quarter of 2027.
“Patricof’s move to 545 Madison speaks to the high quality of tenants that are attracted to the distinctive design of the building,” Craig Deitelzweig, president and CEO of Marx Realty, said in a statement. “The intentional design details and sophisticated warmth create a hospitality-infused sensibility that appeals to top-tier firms, and we are delighted to welcome Patricof as it grows in a new location to 545 Madison.”
Chase Gordon and Luke Dillmeier from Transwestern represented Patricof in this deal, while Tara Stacom, Peter Trivelas, Harry Blair and Remy Liebersohn from Cushman & Wakefield represented Marx.
The brokers did not immediately respond to CO’s requests for comment.
Marx Realty is known for its hospitality-driven approach to office management. The firm designs its workplace properties with luxury hotel-style finishes and amenities in mind, including doormen and car services.
545 Madison Avenue is also known as the Baccarat Building, as it is adorned with Baccarat crystals. Other tenants in the building include private equity firms Niobrara Capital and Vialto Group, as well as Baccarat itself in the penthouse office.
