Republic Clothing Commits to 81K SF at 1411 Broadway

Republic Clothing has swapped its sublease for full tenancy at 1411 Broadway

The international apparel manufacturer and wholesaler signed a 15-year direct lease for 81,000 square feet with building co-owners La Caisse, formerly Ivanhoe Cambridge, and the Swig Company, according to the landlord brokers. The deal is part of a trio of recent office leases totaling 182,044 square feet at the Midtown office tower.

CBRE‘s Paul Amrich, Neil King, Emily Chabrier and Kelly Tipton represented ownership in the transactions alongside a team at Hines, which manages the recently renovated property.

Republic Clothing will occupy the entirety of the 40-story tower’s fifth and 34th floors, as well as a portion of the sixth floor. Scott Weiss of Savills negotiated on behalf of the tenant.

Asking rents for the recent 1411 Broadway arrivals were not disclosed, but the average asking rent for Midtown office space was $84.88 per square foot in July, according to Colliers.

The tower between West 39th and West 40th streets also attracted two new arrivals this summer, including Zeta Global. The artificial intelligence-powered marketing platform inked a 50,522-square-foot lease across the entire 38th and 39th floors. Cushman & Wakefield’s Michael Mathias represented Zeta.

Zeta’s 10-year lease reportedly doubles the fast-growing firm’s footprint from its current headquarters at Cohen Brothers Realty’s 3 Park Avenue in Midtown South.

“The new office will support our continued expansion and provide a modern, collaborative workplace for our employees, clients and partners when we relocate in summer 2027,” a Zeta Global spokesperson told Commercial Observer.

The second arrival, South Korean beauty and cosmetics conglomerate Amorepacific, also took 50,522 square feet for a 10-year term, relocating its headquarters to 1411 Broadway from Shorenstein Properties1407 Broadway just one block south. Sido New York’s John Akleh and William Akleh negotiated the deal on behalf of Amorepacific. The broker team declined to comment on the lease.

Ownership at 1411 Broadway attributed the appetite for full-floor deals there to a $100 million repositioning that modernized the property with upgrades to the entrance, lobby, facade and internal infrastructure. A new rooftop amenity is also underway, slated for early 2028. 

“1411 Broadway is a strong example of how strategic investment and active asset management can reposition a well-located building to meet the needs of today’s tenants,” Hines’ Jason Alderman said in a statement.

Additional deals over the past 18 months includes a December lease and eventual expansion by former sublease tenant USA Legwear, which now occupies 132,641 square feet. The tower also kicked off 2026 with renewals from health care advocacy nonprofit United Hospital Fund and accounting company Withum. Another renewal with activewear brand Jacques Moret, spanning 64,000 square feet, was notched in June, according to the landlord brokers. 

The 1.2 million-square-foot building’s end-of-year occupancy is now projected at 90 percent, according to the co-owners. 

Representatives of Republic Clothing and Amorepacific did not respond to requests for comment, nor did spokespeople for Savills and C&W.
