Cannella Pan, headquartered in Alexandria, Va., intends to use the single-story space for storage and as a logistics site servicing the suburban Maryland and greater Washington, D.C. region.

Edge represented landlord CWI Limited Partnership in the lease.

“A wide-open high bay warehouse was important for their distribution,” Ken Fellows, a partner, advisory services at Edge, told Commercial Observer. “Cannella Pan was seeking a flexible and highly-functional warehouse/logistics building offering immediate connections to an international airport and major ports for the regular receipt of product.”

This building was immediately available and features easy access to a number of major highways, which will expedite deliveries and save money. The physical plant is in excellent condition due to a recent property upgrade, which contributed significantly to our leasing successes.”

Built in 1987, CWI Limited Partnership has owned the building since 1989 and did a full renovation in 2019. The property sits on a three-acre site, and features nearly 25-foot ceiling heights, loading and dock doors and approximately 80 parking spaces on a lot that surrounds the building.

It’s located about 20 miles from Baltimore-Washington International Airport and 25 miles from the Port of Baltimore.

Joining Fellows on the deal was fellow partner, advisory services, Robert Pugh. Oyku Hanna of Verity Commercial represented the tenant.
