The Apex: Durst Unveils NYC’s Most Innovative Skyline Office Opportunity

Tom Bow, Executive Vice President of Commercial Leasing for The Durst Organization, spoke to Commercial Observer’s Partner Insights team about their singular office and wrap-around rooftop terrace opportunity, The Apex at 1155 Avenue of the Americas.

The Durst Organization’s The Apex, with 60,000-90,000 square feet of available office space atop 1155 Avenue of the Americas, is “your place for big ideas and blue sky thinking.” Tom Bow, Executive Vice President of Commercial Leasing for The Durst Organization, spoke to Commercial Observer’s Partner Insights team about why the space offers a unique opportunity for the right company.

The Durst Organization prides itself on ensuring that their buildings are consistently up to date, believing that “a building is never complete.” The Apex epitomizes this concept as the pinnacle of 1155’s recent $130 million renovation, with features and design elements that today’s tenants demand.

“Atop the building, The Apex features an 8,000-square-foot column-free space, 13-foot glass panels, 15-foot ceiling heights, and a 4,000-square-foot wrap-around terrace,” Bow said. “There is no other opportunity like this in midtown Manhattan.”

The tenant that takes over The Apex will have the opportunity to “control the top of the building,” taking hold of a prestigious space that will help attract new clients and prospective employees alike.

“This is space that will be used to attract and retain talent, and to set yourself ahead of the competition,” Bow said, adding that “best-in-class tenants deserve best-in-class technology.”

One of The Apex’s most exciting features is the use of dynamic glass, marking the first time it has ever been used in a commercial building in New York City.

“The glass changes as the light goes across the building so you’re never in a position where you have too much light or too much glare, where you can’t function and enjoy space,” Bow explained. “Plus, you’re never pulling down a shade. You never lose your view.”

The tenant that takes over The Apex will access the space via an exclusive, dedicated tenant elevator that will take tenants from any of the floors they lease directly to The Apex. Bow emphasized that the degree of control tenants have over the space will allow it to serve multiple purposes.

“This is space that can be integrated into a tenant’s plans and really become the entertainment space or the conference room space,” said Bow, “where they’re really able to extend their work days by entertaining clients after hours, by opening it up to their employees during the day, and by really giving people an opportunity to take the work outside.”

As if this all wasn’t enough, Bow said that The Apex’s terrace wraps around the entire building, providing unrivaled views of Manhattan.
