Toronto-based brokerage Avison Young inked a deal to move its New York City offices a block away to RXR Realty’s 530 Fifth Avenue, the landlord confirmed.

Avison Young signed a long-term lease for 45,000 square feet on part of the third floor and the entire fourth floor of the 26-story building between West 44th and West 45th Streets, according to RXR. Asking rents in the building range from the high-$60s to mid-$80s per square foot, a spokesman for RXR said.

The brokerage — which opened its NYC outpost in 2012 — currently has a 40,000-square-foot office at 1166 Avenue of the Americas. It’s unclear when it will move into its new digs.

Avison Young will take over the space from spirits conglomerate Diageo, according to the New York Post, which first reported the deal. Diageo signed a deal in January to move its North American operations to 3 World Trade Center

Dan Birney and Alexandra Budd of RXR handled the deal in-house while Avison Young’s Mitti Liebersohn and Joe Harbert worked on it for the brokerage.

Liebersohn said in a statement that Avison Young was “thrilled to be moving into this spectacular Class A office building” and the brokerage was “proud to serve as the exclusive office leasing agent for this building.”

“We are pleased to welcome Avison Young to the building, as we share a decades-long friendship with the firm’s principals, in addition to executing many successful transactions with them,” William Elder of RXR said in a statement.

Other tenants in the 536,000-square-foot building include coworking provider Convene, private equity firm The Beekman Group and television show producer Lionsgate.
