The 10-year lease represents Officine Gullo’s new flagship space in New York City. The asking rent was not disclosed, but the average asking rent for retail space around nearby Herald Square was $403 per square foot during the third quarter of 2026, according to CBRE data.

Ross Kaplan and William Chaplin from Newmark represented the tenant on this lease, according to a source close to the deal, while Harvest International‘s Daphne Zhou-Chan represented the landlord.

Newmark declined Commercial Observer’s request for comment, while Zhou-Chan did not immediately respond to a request for comment.

It is unclear when the Florence-based Officine Gullo will open at its new 95 Madison Avenue location, which will be its second in New York City following its showroom at 157 Hudson Street in Tribeca.

The firm did not immediately respond to CO’s request for comment.

Built in 1912, 95 Madison Avenue is a luxury condo development at the corner of Madison Avenue and East 29th Street. The exterior of the property was designed by FXCollaborative, while the interior was designed by Paris Forino. Amenities at the residence include a lounge with a marble fireplace, a children’s playroom, a professional-quality music room to jam in, as well as fitness and wellness spaces.
