Exenta, which makes supply-chain management software for fashion brands, will expand its headquarters in a relocation to 11,200 square feet within the Garment District, Commercial Observer has learned.

The company signed a four-year sublease from sub-landlord GTT Communications for the entire seventh floor of Fraglow Realty’s 8 West 38th Street between Fifth Avenue and Avenue of the Americas, according to Kaufman Organization, which represented the subtenant in the deal. Asking rent was $49 per square foot.

“Exenta was in search of a space to accommodate its recent exponential growth,” said Greg Albert of Kaufman Organization who brokered the deal with colleague Michael Kaufman. “8 West 38th Street offers the firm a modern, prebuilt space complete with glass-finished conference rooms and a convenient location in the Garment District that allows the company access to the fashion and apparel industry it serves.”

The space used to be occupied by internet voice service provider Transbeam but GTT assumed it when it bought the former company for $28 million in October. Robert Kluge and Jesse de la Rama of CBRE (CBRE) represented GTT in the current deal.

GTT, Kluge said in a statement, was “very happy to quickly find a subtenant in Exenta that saw the value in the space.”

Exenta, formerly known as Simparel, creates software that’s used by brands like Bonobos, Maggy London and Hanky Panky. It currently occupies 6,900 square feet at 53 West 36th Street, according to Kaufman Organization.

The software company will join Italian fabric maker Ratti USA, fashion firm the Dessy Group and video player software creator LongTail Ad Solutions when it relocates to the 12-story 8 West 38th Street building in September.
