Women’s Clothing Store Esti’s Takes 8K SF at 2263 Nostrand Avenue in Midwood

High-end women’s clothing store Esti’s is relocating to a new mixed-use development in Midwood, Brooklyn, Commercial Observer has learned. 

The longtime retailer’s 7,800-square-foot lease at 2263 Nostrand Avenue was signed on Tuesday. Asking rent for the 10-year deal was $65 per square foot.

The retail space at the corner of Nostrand Avenue and Avenue I occupies a large slice of the newly constructed property’s retail component, leaving just 2,700 square feet available. The 67-unit mixed-use building was completed last year by developer Steven Hurwitz’s CAVU Property Group. 

Esti’s planned relocation will bring the retailer 2.1 miles northward from its current storefront at 2067 Coney Island Avenue in Brooklyn’s Homecrest neighborhood. Ownership plans to take occupancy at 2263 Nostrand Avenue in the first quarter of 2027, according to the landlord’s  brokers.

CAVU Property Group — the name is an acronym for Ceiling and Visibility Unlimited — was represented by MOD Commercial Realty’s Eddie Mamiye, Meyer Dagmy and Isaac Bijou, while Momentum Realty Group’s Solomon Betesh, Jonathan Lib and Avi Akiva negotiated on behalf of Esti’s.

“I’ve been looking for spaces for Esti’s for about four or five months, and finally found them the perfect match at this address,” Betesh told CO. 

The nearly 8,000-square-foot space was a rare find for the retailer, Betesh added, particularly in South Brooklyn’s Midwood neighborhood, which remains largely residential. 

Esti’s ownership declined to comment on the deal.
