reprints

It was a concerted effort.

Live Nation, the concert promoter and venue operator, has signed a 20,756-square-foot lease at Rockpoint Group and Highgate Holdings412 West 15th Street to expand its operations in the Meatpacking District from the building next door, the landlord’s broker CBRE (CBRE), announced yesterday.

The tenant will occupy the entire second and third floors of the building, which is located between Ninth and 10th Avenues. The asking rent was not immediately clear, but asking rents in the newly completed property range from $125 to $200 per square foot, as CO recently reported.

Live Nation occupies the entire building next door at 430 West 15th Street via a roughly 100,000-square-foot sublease it signed last year. (Invesco is in contract to purchase that property for more than $150 million, CO first reported.)

A CBRE team of James Ackerson, Paul Amrich and Neil King brokered the deal for the landlords, while Newmark (NMRK) Knight Frank’s Chris Mongeluzo and Eric Zemachson handled the deal for Live Nation. Brokers on either side of the deal did not return requests for comment via spokeswomen. And a representative for Live Nation did not immediately respond to CO’s inquiry seeking a statement and more information.

Rockpoint and Highgate Holdings’ 412 West 15th Street is a new 144,268-square-foot building that was connected to the existing 109,515-square-foot 413 West 14th Street, making a combined 255,000-square-foot office property. At 270 feet, the CetraRuddy-designed 412 West 15th Street is the tallest building in Meatpacking.
