Intellectual Property Law Firm Desmarais Expands at Helmsley Building

Desmarais is growing its Midtown East digs to 66,579 square feet, with the addition of 22,003 square feet.

The intellectual property law firm has renewed its 44,576 square feet spanning the 25th and 26th floors at RXR Realty’s Helmsley Building at 230 Park Avenue, William Elder, the managing director of RXR’s New York City division, confirmed to Commercial Observer. And it has tacked on 22,003 square feet on the 27th floor.

The firm has been in the building since 2010 and its leases will co-terminate in 10 years, according to The New York Post, which broke the news. And the asking rent was in the $90s per square foot, Elder confirmed.

Elder and RXR’s Jordan Berger represented the landlord in the deal. Peter Van Duyne of Cushman & Wakefield (CWK) worked on behalf of the tenant. Van Duyne didn’t immediately respond to a request for comment via a spokeswoman.

Touting the building’s amenities, Elder emailed, “RXR’s planned goals for the building are becoming reality as we near completion of a significant capital improvement program. Particular focus was placed on upgrades to the electrical, heating and cooling systems.”

He added: “While state-of-the-art, reliable infrastructure is extremely important to every business, we also wanted to create a better visual and amenity-based experience for our tenants. Significant upgrades have been completed in the east and west walkways, newly developed retail on 46th Street, as well as the flourishing UrbanSpace market on 45th [Street]. Additionally our 8,000-square-foot private tenant executive lounge and conference center is open, and we have begun programming RXR-sponsored events for our building occupants.”
