Janney Scott Montgomery Plans New Offices at 1166 Avenue of the Americas

Financial services firm Janney Scott Montgomery is moving its offices to Edward Minskoff’s 1166 Avenue of the Americas.

The Penn Mutual subsidiary inked a 10-year deal for 35,000 square feet on part of the 21st floor in the 44-story office condominium building between West 45th and West 46th Streets, according to The Real Deal. Asking rents were in the low-$80s per square foot.

Minskoff, who co-owns the bottom half of the building with RXR Realty, recently revamped the property’s lobby and decorated the space with art by Roy Lichtenstein, Isamu Noguchi and Kaws. Financial advisory firm Marsh & McLennan owns and occupies the 22nd through 44th floors in the building.

JLL (JLL)’s James Wenk and Mitchell Marcus represented Janney in the deal. A JLL team of Paul Glickman, Cynthia Wasserberger, Jonathan Fanuzzi and Diana Biasotti handles leasing for the building along with Minskoff Equities’ Jeffrey Sussman.

“Minskoff creates an amazing environment in his buildings,” Glickman told CO. “He goes a step further by adding world-class art to most of his lobbies, which in the case of 1166 really distinguishes the building. When you walk into the lobby, you’re struck by these amazing tapestries and sculptures. The added dimension of his artwork really complements an already well-located building with great infrastructure.”

Janney is relocating its offices from 575 Lexington Avenue and One Whitehall Street to 1166 Avenue of the Americas.
