Fashion Manufacturer Takes 11K-SF Lease in Move to Garment District

reprintsUniti Fashion, a global manufacturer of apparel, footwear and accessories, has signed an eight-year, 11,300-square-foot lease to relocate to 530 Seventh Avenue between West 38th and West 39th Streets.
Commercial Observer has learned that the company will operate a showroom on a portion of the 20th floor of the 490,000-square-foot building, which is owned by Savitt Partners. The asking rent in the deal was $65 per square foot, according to a spokeswoman for the landlord.
Since Uniti Fashion needed to relocate immediately, the firm moved into a temporary showroom on the 27th floor of the building and will shift to its new permanent home in April or May following a buildout of its space, the landlord representative said. Uniti Fashion’s former location is at 100 Avenue of the Americas between Grand and Watts Streets in Soho.
“They felt that they had outgrown the capacity of its space Downtown,” Hudson Real Estate Partners’ Alexander Schwartz, who represented Uniti Fashion with colleague Jack Senior, told CO. “They needed to have this Garment District presence to cement their brand.”
Uniti Fashion, which was founded in 1999, has locations in Hong Kong, London and Sydney. The new Manhattan location is the firm’s first in the Garment District.
“The fashion firm was very attracted to the building largely because of its superior amenities package, which includes spacious conference rooms at the full-service shared office space and creative co-working environment Space 530 and multi-level upstairs cocktail lounge The Skylark,” Brian Neugeboren, who represented the landlord in-house with colleagues Nicole Goetz and Bob Savitt, said in prepared remarks.
Other fashion tenants in the building include Light Inc., Morgan Miller USA, Yummie and Quiksilver.
