Swimwear Company Inks Renewal in Garment District

The leaves outside might be changing, but it’s still summer in the Garment District.

That’s because J. Rosen and Co. has renewed its showroom lease at 231 West 39th Street between Seventh and Eighth Avenues. The fashion company, which makes swimwear, beach bags and sandals sold in such stores as Macy’s and Neiman Marcus, will remain in 2,512 square feet on part of the 11th floor, according to Adams & Co., Commercial Observer has learned.

The renewal is for seven years, and the asking rent was $49 per square foot, according to the brokerage.

James Buslik and Jeff Buslik of Adams & Co. represented J. Rosen and Co., as well as the landlord, identified as 231-249 West 39 Street Associates.

“The spacious pre-war layout in the contemporary fashion center has provided J. Rosen and Co. with the ideal space to host clients over the past seven years,” Jeff Buslik said in a statement provided to CO. “The 11th floor offers sweeping views, providing an impressive backdrop for the company’s fashion lines.”

Last month, women’s wear company Latitude Showroom signed a 10-year renewal and expansion at the 12-story building. The garment firm upgraded to 3,213 square feet from its previous 2,122 square feet, as CO previously reported.  

 

Rapper T.I.’s company AKOO Clothing, GMC Mercantile Corp. and SAI International are some of the building’s other fashion and textile tenants.
