Engineering Consultant Expanding to Over 16K SF in NoMad

Bard, Rao + Athanas Consulting Engineers is growing its footprint to 16,600 square feet from 13,350 square feet at A&R Real Estate‘s 105 Madison Avenue at East 30th Street, Commercial Observer has learned.

BR+A renewed its existing lease on the entire 10th floor of 105 Madison Avenue and expanded into a portion of the ninth floor, according to Newmark Grubb Knight Frank, which represented both sides in the 10-year deal. The asking rent was $62 per square foot.

The building at 105 Madison Avenue is 267,000 square feet and comprises 20 floors. Tenants in the building include HBO, Empire Office Furniture, public relations firm Prosek Partners, fashion label Derek Lam, Domaine Select Wine Estates importer of fine wines and boutique spirits, construction firm Ambassador Construction and structural engineering firm GACE Consulting Engineers.

BR+A has leased office space at 105 Madison Avenue for the past 10 years and is expanding to accomodate its growth over the past few years.

“105 Madison Avenue represents a perfect location for Bard, Rao + Athanas Consulting Engineers, LLC, and the additional space accommodates their recent and impressive growth,” Paul Davidson of NGKF, who led the deal, said in prepared remarks. “We were delighted to represent both tenant and landlord in this renewal and expansion agreement and meet the needs of both sides.”
