reprintsL&P Group USA has signed a new eight-year, 7,144-square-foot lease at Adams & Co.’s 10 West 33rd Street, bringing the building to 100 percent occupancy, Commercial Observer has learned.
The building, known as the Fashion Accessories Center, is a natural fit for the custom jewelry maker, which will relocate from its current address at 39 West 32nd Street in the coming weeks.
“The building is probably 99 percent filled with people in the same type of business as they are,” said David Levy, a principal at Adams & Co. who represented his firm in the deal.
Ownership is currently building out the space, set across a portion of the building’s second floor, which will include an open showroom layout typical of the building, comprised of wood floors, high ceilings, with offices and a rear shipping center.
“It will have lots of light and a lofty feel, with glass doors to make the showroom inviting,” Mr. Levy said.
The 11-story property is home to an array of apparel and jewelry makers, creating everything from sportsgear, handbags, headwear, beauty products and a range of other accessories. Horizon Imports was among other tenants to renew space in the building last year.
Asking rents on the L&P Group USA space were $39 per square foot. BLU Realty Group represented the tenant.
